You only have to live here a short time to see why our town is called “Mount Airy”: the wind gusts that regularly blow thorough our neighborhood are pretty strong. So strong, in fact that I often see siding ripped from the houses and encounter blown off roof shingles in the street. Every year we have to call the roofing company in two or three times to fix a spot where the shingles have blown off.
We live in phase I, and are the original owners of our home. After 11 years we have had so much roof damage that we have contracted to have our roof completely redone and replaced with 50 year, 90 MPH guarantee shingles. As far as I can tell we are the third family to do a complete roof replacement.
Has anybody else had problems with their roofs? What have you had to do to fix them?
July 7th, 2008 at 10:13 am Regarding Roofs: Yes, we have issues almost every year w/our roof and have spent in excess of $1,500 in repairs since we’ve lived in Summit Ridge. Like you, we will probably bite the bullet and replace our roof the next time we have substantial shingle loss. This year, we were somewhat lucky. The roofing company said they we need to have heavy duty shingles vs the builder grade. Sad, the homes are 10 yrs old and the roofs are shot!
June 8th, 2009 at 4:12 pm Like the rest of you, we dealt with many roof repairs before finally throwing our hands up and having a 50 year roof installed. The result has been amazing, no more problems, period and the heavier shingle has made for a very quiet home when weather is upon us. The frustrating part is that we were told by one of the companies providing estimates to us, that during the summer of 1998, the Tamco Heritage (black to be specific) shingles used on our roof were know to have been defective. Apparently, not enough adhesive was used. We were told, and even given the number for a representative at Tamco in Frederick, that we might recover some of the expense of the new roof due to the defective shingles. He stated however that it is normally a very involved process where the manufacturer plays the blame game with the builder and the insurance companies and in the end you may end up with very little money and very large amounts of frustration. We chose to eat it ourselves and avoid the heartburn. Let us know what your experience has been.
